In Birmingham's older houses and its newer custom builds alike, the water heater sits down in the basement, well out of sight. Sediment gathers on the tank floor all winter, while the Lincoln Hills course doubles as a sledding hill, and a spring flush drains it before summer.

Birmingham got its start as a foundry town in 1836, and the tank in a Birmingham basement is steel that quietly collects grit every year it runs. Hot water that runs short, or a first draw with sand in it, is the Birmingham sign that the yearly flush has slipped.

The schedule.

Once a year. On Loaded it is done at the spring visit. Hot water that runs out sooner than it used to, or a first draw that comes out gritty, means it is overdue.

What the visit looks like.

The heater is turned down first, then a hose goes on the drain valve and the tank drains until the water runs clear. It refills and comes back up to temperature, and the heater's age and condition go in the record.
