The water heater drained once a year, so it heats fast and lasts.

Sediment settles at the bottom of the tank and the heater works harder every year it stays. One flush a year takes it out. The price is on the page.

Why it matters.

The burner heats through the sediment layer before it reaches the water, so the heater runs longer for the same hot shower. The rumbling or popping some tanks make while they heat is that layer. Left there for years, it takes years off the tank.

A hose attached to the drain valve of a gas water heater, draining into a pan. Hands tightening the water line fitting on top of a white tank water heater with a pair of pliers. Ian, owner of Groundkeep.

The schedule.

Once a year. On Loaded it is done at the spring visit. Hot water that runs out sooner than it used to, or a first draw that comes out gritty, means it is overdue.

What the visit looks like.

The heater is turned down first, then a hose goes on the drain valve and the tank drains until the water runs clear. It refills and comes back up to temperature, and the heater's age and condition go in the record.

While there.

Same corner of the basement: the sump pit can be cleaned and the pump tested before the spring melt asks it to work. Add it to a plan visit; the full list and prices are in the plan.

One-time, or on a plan.

One-time is a single visit, no plan, charged after the work. On a plan is the lower price for plan holders, billed after the visit. On Loaded the flush is already in the plan. On Basic, add the job when starting the plan and it is done during one of the four visits, with the cost spread across the monthly bill. Plans start at $— a month.
