Own a rental?Between-tenant jobs, same prices as any house.Berkley's 1940s houses keep the water heater down in a basement utility corner beside the furnace. Sediment settles on the bottom of that tank for years without anyone noticing, and a yearly flush takes it back out.
Berkley became a city in 1932, and the tank in a house from its postwar boom has likely been swapped more than once since. On Loaded the flush lands at the spring visit, so a Berkley basement starts each year with a drained tank.
The schedule.
Once a year. On Loaded it is done at the spring visit. Hot water that runs out sooner than it used to, or a first draw that comes out gritty, means it is overdue.
What the visit looks like.
The heater is turned down first, then a hose goes on the drain valve and the tank drains until the water runs clear. It refills and comes back up to temperature, and the heater's age and condition go in the record.
